In the heart of Mayfair, a private client wanted to transform a traditional London townhouse into a refined, modern residence. The brief required full internal refurbishment, sensitive to the building’s historic context, while creating a rooftop garden, terrace and maximising internal space – particularly through the conversion of lower ground floors into elegant, usable living areas.

We provided Cost Management and Contract Administration services, working closely with the client’s representative to turn the design vision into a clear and detailed tender package. From there, we led a successful contractor appointment through a single-stage competitive tender using a JCT Standard contract.

One of the more technical challenges was lowering the lower ground floor to create usable living space, which meant underpinning party walls and carefully managing neighbour relationships throughout. We also collaborated with a specialist interior designer to bring together bold contemporary finishes with the building’s classic Victorian character – all while working within planning requirements and the oversight of Grosvenor Estates.

The fully refurbished townhouse now offers high-end living across all floors, with reconfigured layouts and improved ceiling heights making the most of every inch of space.
