THE CHALLENGE: Creating luxury on a deadline
Ascot Racecourse set out to create a prestigious fine dining experience within the Grandstand, delivering a new 220-cover restaurant, ‘On 5,’ in time for Royal Ascot. However, at the project’s outset, the design was still in its early stages, with only general arrangement options available. A robust procurement strategy was essential to ensure the project’s success within a strict timeline and budget, while maintaining the high-quality standards expected at one of the world’s most famous racecourses.
OUR RESPONSE: Expert consultancy and project delivery
We were initially engaged to advise on the procurement strategy, providing Cost and Project Management services to establish budgets and define the most effective route for delivery. Due to the limited design information and an extremely tight programme, we recommended a single-stage tender process based on a cost plan. This approach ensured the selection of a contractor who was both cost-effective and capable of delivering the high-quality finish required on schedule.
Following the successful procurement phase, we were retained to manage the full project, overseeing every stage of delivery. The scope involved the demolition of 14 private boxes to create the new restaurant space, which included a state-of-the-art kitchen, elegant dining areas, luxury restroom facilities, a viewing balcony and an external terrace. We also managed the procurement of all furniture, ensuring a seamless and sophisticated aesthetic.
THE RESULT: Fine dining meets iconic views
Despite the challenging timeline, we successfully delivered the ‘On 5’ restaurant ahead of Royal Ascot. The space embodies luxury and exclusivity, providing guests with an exceptional fine dining experience while offering stunning views of the racecourse. The project was completed to the highest standard, aligning perfectly with Ascot’s prestigious brand and reputation.
