THE ASPIRATION
Meeting the demand for next-gen data infrastructure 

Colt Data Centre Services required a world-class campus in West London to meet soaring demand for high-performance digital infrastructure. Located on a redeveloped brownfield site six miles from Heathrow, the scheme includes two data centre buildings, a new MW sub-station, diverse power routes, highways works, a security gatehouse, landscaping and support facilities. Delivering the programme meant securing complex planning permissions, coordinating utilities and stakeholders, and progressing with speed and certainty in a highly regulated environment. 

OUR RESPONSE
Driving progress, end to end 

Appointed as Project Managers and FIDIC Engineer, we led the project from early design through to construction. Our team validated the brief, supported the appointment of the design team and shaped the project programme. Recognising the sensitivity and scale of the development, we engaged a planning and PR consultant and actively supported public exhibitions, planning committee sessions and stakeholder meetings. 

We managed the planning process—spanning two years—and worked closely with the local authority on training and employment, securing agreement on the S106 employment plan. Our responsibilities also included procurement strategy, contract administration, risk and change management, and coordination of the MV sub-station and contestable works package. 

Following planning approval, we delivered RIBA Stages 2–4 to programme and deployed a full-time site team to manage construction. Fit out of Phase 1 is now underway, supported by structured reporting and stakeholder engagement—including tenant change management. 

THE RESULT
Progress you can measure 

Despite the programme’s complexity, we maintained momentum from concept through to delivery. Shell and core works were completed in Q3 2024, with fit out on track for Q3 2025. The site now benefits from a clear management structure, diverse power infrastructure and a collaborative delivery team.

Our integrated, hands-on approach helped unlock a strategically critical 50MW data campus—supporting Colt’s infrastructure ambitions and reinforcing London’s role as a global digital hub.
