THE ASPIRATION
Transforming a brownfield into student homes
On a brownfield site in Coventry, Gilltown Ltd set out to deliver high-quality, purpose-built student accommodation to meet growing demand from the city’s universities. The ambition was to create more than just bedrooms: the scheme needed to provide a vibrant student community, with social and study spaces, an on-site gym and private dining areas on the top floor offering views of the surrounding countryside.

OUR RESPONSE
Managing complexity with control
We provided Project Management, Employer’s Agent, Cost Management and Health and Safety (including Principal Designer and CDMC) services. Our team prepared comprehensive Employer’s Requirements and successfully coordinated a two-stage competitive procurement process, before administering the Design and Build contract.

Key risks included a major sewer diversion, which we oversaw to avoid clashes with the construction programme. We also managed several Extension of Time claims — including employer impediment, force majeure and joint names insurance — and successfully led a contractor adjudication. Throughout, we maintained a strong focus on quality, safety and programme delivery to keep the project on track.

THE RESULT
Delivering high-quality, sustainable student living
The £25 million development provides 462 student beds across en-suite rooms, studios and shared options, supported by communal study areas, a games space and an on-site gym. The top-floor winter gardens and private dining areas create a standout feature, offering panoramic views for students to enjoy. The building achieved a BREEAM ‘Very Good’ rating, reflecting its sustainable design and construction.

THE LASTING IMPACT

Now operating as Gulson Gardens, the scheme has become a thriving student community. Its high-quality amenities, from social lounges to dedicated study spaces, have enriched the student experience while supporting wellbeing and academic success. Located within walking distance of Coventry University and the city centre, the development has set a new benchmark for student housing in the region, helping attract students and investment to the city.
