THE ASPIRATION
Modern needs, outdated facility

Rail maintenance teams play a crucial role in keeping signals, power supplies and key infrastructure like tracks and bridges in top condition. In Lincolnshire, operatives were struggling with outdated work hubs spread across three ageing Maintenance Delivery Units (MDUs), each with inadequate offices and poor welfare facilities. To enhance efficiency and support future rail maintenance while balancing environmental and budgetary constraints, Network Rail sought a single, modern and fit-for-purpose MDU – selecting the Barnetby site for redevelopment.

OUR RESPONSE
Integrated multidisciplinary expertise

We delivered multidisciplinary expertise to support the design and delivery of two new buildings and significant site improvements in collaboration with contractor Henry Boot. From RIBA Stage 2 (Concept) to Stage 4 (Technical), our Geospatial team conducted precise surveys in a live rail environment, while our Geo-Environmental consultants provided crucial ground insights. Our Architects led the design, balancing complex stakeholder requirements with governance and safety standards, working closely with Civil and Structural Engineers to develop an innovative solution. Cost Managers ensured budget compliance and identified savings, while Project Managers coordinated activities and maintained clear client communication.

Key challenges included varied site levels, a flood risk zone and the discovery of an ecologically valuable Open Mosaic Habitat. Partnering with a specialist ecology subconsultant, we strategically positioned the MDU building to preserve this habitat, incorporating biodiversity measures such as native planting and wildlife corridors.

THE RESULT
A future-ready maintenance hub

We delivered space-efficient buildings designed for functionality and sustainability. To minimise operational costs for Network Rail, our Building Services Engineering team integrated photovoltaics and mechanical heat recovery systems, ensuring the new Maintenance Delivery Unit features modern, resource-efficient welfare facilities. By using advanced digital design tools and a coordinated 3D model, we optimised collaboration, streamlining the contractor tendering process and future construction phase.

The new MDU enhances rail maintenance efficiency while minimising environmental impact. By preserving on-site habitats and incorporating Structural Insulated Panels, we improved biodiversity, reduced the carbon footprint and lowered long-term operational costs.
