THE ASPIRATION
Preparing a legacy hospital for sale
University College London Hospitals NHS Foundation Trust (UCLH) required the decommissioning of the Royal National Throat, Nose and Ear Hospital (RNTNE) in 2019 as part of a major strategic redevelopment. Vacant possession of the site was essential to enable its sale to a commercial purchaser. As phase five of a strategic redevelopment programme, the project needed to be delivered smoothly, safely and to a strict deadline.

OUR RESPONSE
Cost Management for complex decommissioning
We delivered specialist Cost Management services to guide this complex decommissioning process, ensuring all works were completed efficiently, safely and within budget. Our team developed a robust cost plan covering all required works – from hazardous waste disposal to the decontamination of the building fabric and infrastructure.

Given the hospital’s long-standing use for clinical and scientific activity, the building presented a range of potential hazards. We oversaw the appointment of qualified contractors and maintained close oversight throughout the works. Our approach ensured risk was well managed, costs were tightly controlled, and all works progressed in line with the challenging programme.

THE RESULT
Hazard-free and handover-ready
The building was fully decommissioned in line with specification and handed over on time and within budget. Historic hazards were safely dealt with, and the programme stayed on course – allowing UCLH to move ahead with the site sale and continue delivering their long-term vision.

The successful sale of the site marked a key milestone in UCLH’s long-term redevelopment programme, unlocking value and enabling reinvestment elsewhere in the estate.
