THE ASPIRATION
A high-spec, future-ready business park
At the heart of Coventry’s growing logistics and manufacturing corridor, Prospero Ansty Business Park was designed to attract leading occupiers with modern, high-performing industrial space. The latest phase, known as Project Holst, involved four new-build Grade A warehouse units across Plots 3, 5, 6 and 7 — totalling over 870,000 square feet (80,835 square metres). The buildings needed to be designed to include Cat A fitted offices and extensive external works, meeting the needs of a diverse range of future occupiers — from logistics to manufacturing — while delivering on ambitious sustainability targets.
OUR RESPONSE
Driving value from feasibility to final account
Manse Opus appointed us to provide Cost Management and Employer’s Agent services across all four plots, supporting the delivery of over 870,000 square feet of Grade A space.
From the outset, we delivered cost feasibility estimates to help set a realistic budget and inform design decisions. We then led the tender process, which included producing documentation, managing contractor queries, assessing returns and making final recommendations.
During construction, we maintained rigorous commercial oversight — reviewing contractor applications for payment, issuing change proposals, validating costs and administering contract instructions. We also reviewed Extension of Time requests and issued key contract notices, including Practical Completion. Our input was also instrumental in securing a BREEAM ‘Excellent’ rating. Working closely with M&E consultants, we evaluated sustainable technologies, ultimately helping to integrate photovoltaic panels, rainwater harvesting and low-energy, low-water systems.
THE RESULT
Premium industrial space
The four Grade A units were delivered to a high specification, with offices fitted out to a Cat A standard, service yards, car parking and hard and soft landscaping. Off-plot works included new access roads and attenuation ponds. The entire scheme achieved BREEAM ‘Excellent’, underlining its long-term sustainability and operational efficiency.

Prospero Ansty Business Park now offers high-quality space for advanced manufacturing and logistics in a strategic Midlands location. Our involvement ensured cost certainty, quality delivery and the successful integration of low-impact technologies — helping attract tenants and unlock long-term value for Manse Opus.
The client’s commitment to sustainable development saw the introduction of extensive off-plot landscaping implemented to achieve a significant biodiversity net gain. Works included creation of habitat ponds and swales, wet and dry grasslands, woodland and scrub.

Following completion of Plots 6 and 7, I want to put on record my thanks to the team for a tremendous job delivering the second and third units at Project Holst. I haven’t seen many better than 6 and 7 in the schemes we’ve done — they’re two very fine units and I’m sure they’ll do well in the marketplace
