THE ASPIRATION
Luxury living, rooted in heritage
Set on the prestigious The Bishops Avenue in North London, this project aimed to transform a large private plot into a collection of luxury residences that balanced contemporary living with the traditional character of the Hampstead Garden Suburb Conservation Area. The vision included a blend of apartments and detached homes, delivering modern comfort, discretion and exceptional build quality, while remaining sympathetic to neighbouring architecture and sensitive planning constraints.
OUR RESPONSE
Precision delivery, seamless integration
We delivered integrated Building Services Engineering and Cost Management support across the entire scheme, taking on roles including Mechanical and Electrical Design, Principal Designer, Contract Administrator and Party Wall Surveyor.
One of the key challenges was delivering high-end, bespoke systems within homes being built for future buyers, requiring flexible AV and MEP strategies. In collaboration with the architect, we developed natural ventilation solutions and under-floor heating across all units, incorporating comfort cooling and full-home automation.
We also ensured compliance with the Code for Sustainable Homes and navigated the added complexities of underground amenities such as car parking, pools, spas and cinemas.
THE RESULT
High-end homes, delivered with detail
The project delivered five premium apartments (1 Canons Close) with underground parking and communal leisure facilities, two expansive detached homes (Hornbeams A and B) and a substantial private residence (2 Canons Close) featuring wellness spaces and staff quarters. All buildings reflect the surrounding architectural scale, integrating sophisticated mechanical and electrical systems while maintaining discretion and elegance.
