THE ASPIRATION
Retail reimagined for people and planet

Rushden Lakes is a landmark retail and leisure destination in Northamptonshire, offering a unique blend of shopping, dining and nature. The site sits adjacent to the Nene Wetlands, a RAMSAR-designated nature reserve and Site of Special Scientific Interest, making its development particularly sensitive. The client’s vision was bold: create a sustainable, accessible out-of-town destination that connects visitors with nature while delivering significant commercial impact. Achieving this meant integrating a large-scale commercial scheme with a fragile ecological landscape—while managing extensive stakeholder scrutiny.

OUR RESPONSE
Delivering complexity with care

We led all three phases of the development, providing Project Management, Cost Management, Employer’s Agent and Principal Designer services. Phase 1 delivered 500,000 square feet of retail and restaurant space, anchored by M&S, Primark and House of Fraser. It featured waterfront dining, a boathouse and a lakeside visitor centre, enhancing the site’s relationship with the surrounding wetlands. Infrastructure works included a new A45 roundabout, pedestrian bridge and complex s278 highways improvements.

Phase 2 introduced family-focused leisure, including a 14-screen cinema, climbing arena, indoor golf, soft play and trampoline park, along with nine more restaurants. Phase 3 deepened the visitor connection to nature. It included raised boardwalks over Skew Bridge Lake offering striking views, a sculpture trail, wildlife discovery zones and a Relaxation Zone for free family fun. Visitors can explore the lake by canoe, kayak or swan pedalo, with accessible paths encouraging inclusive engagement.

We worked closely with Highways England, Natural England and over 60 tenants. Construction was tightly controlled to protect the environment — including seasonal working to avoid disturbing breeding birds, anti-glare glazing, machinery oil checks and measures to prevent nesting or roosting in buildings. Flood risk also shaped the design. The lakeside walkway was built on raised piles to accommodate a one-in-100-year flood event, with floodplains and the central car park deliberately designed to absorb overflow without affecting retail units.

Across all phases, the development embraced sustainable design features, such as PV panels and highly accessible amenities. It includes one of only 11 fully accessible adult changing facilities in the UK. We managed tenant coordination throughout, ensuring agreements to lease, fit outs and handovers were all completed in time for launch.

THE RESULT
A benchmark for sustainable retail

The scheme achieved BREEAM Excellent and successfully balances commercial success with environmental care. It includes extensive public realm, watersports access and UK-leading inclusive facilities.
