THE ASPIRATION
Expanding a flagship, raising the bar

As part of an ambitious expansion to its flagship retail destination in Rugby, Hammerson – a UK property development and investment company – set out to deliver the next phase of Elliott’s Field Retail Park, focused on homeware and furniture retail. The goal was to strengthen the tenant mix with a sustainable new terrace that complemented the existing offer. The scheme needed to meet high environmental standards, integrate with local infrastructure and maintain commercial momentum on a complex, previously developed site.

OUR RESPONSE
Expert delivery in a complex environment

Appointed to provide Project and Cost Management expertise, we led the delivery of Phases 2 and 3 — 200,000 square feet of new space anchored by tenants including DFS, Dunelm and Costa. We managed extensive Section 278 works to the A426, creating two new controlled access points and coordinating with highways authorities to maintain programme momentum.

A major challenge was the discovery of widespread contaminated ground, including asbestos. We led the remediation strategy, minimising delay through on-site treatment and close liaison with environmental specialists. We also coordinated key sustainability features, including the installation of 10,000m² of solar PV panels, rainwater harvesting systems and the reuse of materials — all central to the park’s zero-carbon ambition. Throughout, we worked closely with multiple tenants to support timely fit outs, align with sustainability standards and ensure smooth handovers.

On time, fully let, globally recognised

The scheme was delivered on time, fully let and aligned to the client’s vision. It became the first retail development globally to achieve BREEAM Outstanding, winning National Solar PV Project of the Year and setting a new benchmark for green retail.

Elliott’s Field Phases 2 and 3 delivered more than new retail space — they redefined what sustainable commercial development can look like. With zero carbon emissions from regulated energy use, high levels of biodiversity and strong occupier uptake, the scheme stands as a next-generation retail destination combining commercial performance with sector-leading environmental standards.
