THE ASPIRATION
Setting the standard for smart fulfilment
Mountpark set out to deliver a build to suit an industrial facility at Wakefield, a landmark 2 million square foot logistics development for the world’s leading online retailer, in a prime strategic location. The multi-level logistics facility needed to accommodate extensive robotics and mechanical handling equipment (MHE), including three robotics-enabled mezzanine floors, bump-outs for automation and all supporting infrastructure. To unlock surrounding development plots, the project also required major highways upgrades and public realm improvements, to meet stringent stakeholder and council standards.

OUR RESPONSE
Managing complexity, delivering certainty
This complex, high-value project demanded precise coordination, deep technical expertise and rigorous governance with stakeholders including tenants, funds and purchasers. We were appointed to provide Project Management, Employer’s Agent, Cost Management and Principal Designer services from feasibility to completion across both the main unit and a substantial Section 278 infrastructure programme.

We managed the delivery of Plot 4, which involved 340,000m³ of cut and fill operations, construction of a 10-metre-high contiguous piled retaining wall, plateauing of 47 acres to create development-ready land and a new multi-storey car park to support operational needs. The building’s roof was fully fitted with photovoltaic panels, supporting both Mountpark’s responsible development strategy and the occupier’s long-term energy efficiency and sustainability goals. With wellbeing at the forefront of design, the unit achieved a BREEAM rating of “Very Good” and EPC rating A.

Alongside the main build, we managed a major Section 278 infrastructure package, including new roundabouts and bus terminal, landscaped public areas and improved rights of way all delivered in close coordination with local authorities while managing evolving stakeholder requirements. We kept the programme moving through significant ongoing change and technical challenges, making sure the developer, contractor, council and end user stayed closely aligned throughout.

Our expertise enabled Mountpark to deliver this logistics facility operationally ready and fully equipped to support large-scale robotics and MHE installation. The surrounding infrastructure has enabled smooth traffic flow and safer public access while unlocking future development across the wider Wakefield site.

Our work with Mountpark has reinforced the area’s status as a key logistics hub in the North, supporting continued investment, regional growth and the creation of high-quality employment opportunities. The S278 improvements have enhanced local connectivity and accessibility, while the main facility underpins modern, automated fulfilment for one of the world’s most advanced online retailers. The property was sold for a record-breaking £233m in 2022 in what was believed to be the largest logistics warehouse sale in the UK at the time.
