THE ASPIRATION
Raising the bar for city living
Conceived by developer Salboy, designed by SimpsonHaugh and constructed by Domis, Viadux Phase Two is a striking mixed-use tower rising 76 storeys above central Manchester, set to become the tallest building in the UK outside London. It features a 160-bed five-star NOBU hotel, luxury homes and vibrant hospitality spaces – including a swimming pool and spa on levels 23 and 24 – topped off with 452 branded apartments beside the historic Grade II listed Castlefield Viaduct. It continues the regeneration begun by Viadux Phase One – a 40-storey tower – transforming a key city block with a bold new landmark that celebrates Manchester’s industrial past.

OUR RESPONSE
Blending innovation, heritage and scale
We are delivering Building Services Engineering, Sustainability Consultancy and Lighting Design to support this ambitious vision. The scale and sensitivity of the site demands creative, technically sound solutions – balancing high-rise engineering with subtle heritage integration.

One key challenge is the building’s height. At over 245 metres tall, it requires a carefully zoned approach to mechanical and electrical systems – especially water pressure, sprinklers and wet risers. We designed separate circuits for high and low zones, ensuring safety, efficiency and long-term maintainability. The Grade II listed viaduct presents a different challenge. We’ve taken a sensitive approach to integrating services, with lighting design that enhances the historic arches without detracting from their character.

The viaduct’s reuse includes a new coffee shop and 100-cover restaurant, reactivating a long-inactive stretch of frontage. We helped make this viable while preserving the structure’s heritage value.
