THE ASPIRATION
Creating sustainable, future-ready student living
St John’s College, Cambridge set out to deliver new student accommodation that would meet the highest standards of sustainability, whilst being sympathetic to the surroundings in which it was set. The goal was to provide 245 modern student bedrooms within a heavily landscaped development on the western edge of the urban belt, built to Passivhaus Classic standards to achieve exceptional energy efficiency and long-term performance. Alongside these ambitions were significant challenges, including archaeological sensitivities, neighbourly considerations and levels of build quality required by the Passivhaus accreditation process and the overall aspirations of the client’s brief.
OUR RESPONSE
Managing complexity with expertise
As Project Managers, we coordinated the design and construction process from inception to delivery, navigating the rigorous Passivhaus accreditation process to ensure that high standards of build quality were achieved. Our extensive experience in Cambridge’s collegiate environment and with Passivhaus projects meant we could add targeted knowledge and practical solutions for the client and stakeholders.
We worked flexibly to balance archaeological and planning constraints with modern design requirements, producing sensitive layouts that respected the historic spine of the site. At the same time, the townhouse typology was brought forward to create maximum flexibility for leasing to multiple colleges, ensuring long-term security and best value for the client.
THE RESULT
Cambridge’s largest Passivhaus scheme
The completed development provides 245 high-quality student bedrooms, split across 8 blocks, supported by new landscaped surroundings. It is currently the largest Passivhaus development in Cambridge, combining modern standards of sustainability with thoughtful responses to the site’s location and context.
THE LASTING IMPACT
Setting new benchmarks for sustainable colleges
The Hinsley Lane project not only delivers urgently needed student accommodation for other colleges across the city, but also sets a benchmark for sustainable collegiate development in Cambridge. By combining energy efficiency, location sensitivity and long-term flexibility, the scheme supports the college’s environmental ambitions and demonstrates how Passivhaus principles can be scaled for major academic projects.
