THE ASPIRATION
A new benchmark for Irish logistics
Mountpark Properties wanted to deliver a new benchmark for logistics space in Ireland through phased development at Baldonnell Business Park in Dublin. Their ambition was to attract world-class occupiers by creating a highly sustainable, future-ready logistics hub with 1.3 million square feet of prime warehouse and logistics facilities. Projects needed to meet evolving tenant demands, accommodate pre-let and speculative builds and be delivered at pace across a complex site bordering an active aerodrome.

OUR RESPONSE
Complex, multi-phase solutions
We supported across five key phases of development, providing Project Management, Cost Management and Employer’s Agent services.

An enabling works contract was introduced to support the proposed phasing of the site and provide the main spine road across the site.

For Units A and B – with Unit B a pre let for Home Store + More – we oversaw the 290,000 square foot warehouse including mezzanines, sprinklers, lighting, office space and extensive external works (car parking, hardstanding, landscaping and two access bridges).

Next came Units C and D: a 230,000 square foot pre let logistics warehouse with full CAT B office fit out, and a speculative unit delivered alongside site wide enabling infrastructure. We managed site clearance, utilities, flood defences and the creation of an adoptable spine road, coordinating tenant enhancements and early access for accelerated occupation.

Unit E, a 650,000 square foot logistics facility for a global online retailer, incorporated significant ancillary space and was built to meet complex operational demands.

The final phase – Units F and G – completed the 1.3 million square foot park. These BREEAM Outstanding units included dock levellers, level access doors, CAT A offices and landscaping, all delivered with flexibility to accommodate tenant requirements during construction.

THE RESULT
A state-of-the-art business park
We successfully delivered more than 1.3 million square feet of logistics and office space.
Works included high-spec fit outs, extensive landscaping, access infrastructure and utilities. All phases were completed to client and tenant standards, to tight timelines and under live site conditions. Health and wellbeing were supported through landscaped trim trails and outdoor exercise stations, offering space for movement, relaxation and active breaks throughout the day.
