The project is a 50:50 joint venture between Rydon and Hyde Group. A total of 538 structurally defective flats have been replaced with 791 mixed-tenure dwellings and community facilities. The massing of the project varies from 3-storey townhouses through to several 7-storey complex frames.
Working in collaboration with architect firm PTEa, Ridge provided structural and civil engineering services for Phases 2 through to 6, with the final Phase (6) currently on-site.
The new homes were funded through a combination of MHCLG funding and cross subsidy from the development of 300 apartments for sale on the open market.
All new buildings maintain sustainable principles. The first two phases achieved ‘Excellent’ Sustainable Homes accreditation, through use of CHP technology, green roofs and other energy efficiency features.
As the 8-year programme of works is taking place with residents in occupation, there have been significant logistical problems to overcome.
Work on Phase 4 involved a mixture of 3- to 4-storey houses and 8-storey apartments constructed with reinforced concrete frames. Ridge engineers had significant input into this scheme, advising on major sewer diversions and temporary retaining walls that needed to be constructed prior to the project proceeding.
