THE ASPIRATION: Balancing heritage with modern functionality
The Mayflower Theatre, a Grade II listed building in Southampton, is celebrated for its art deco style and rich theatrical history. With a capacity of 2,300 seats and an annual audience of over 400,000, it ranks among the UK’s top three regional theatres. In celebration of its 90th anniversary, the theatre embarked on an ambitious refurbishment to enhance comfort, accessibility and the overall visitor experience – all within a tight £5 million budget and a challenging 12-week closure window.
OUR RESPONSE: Expert-led Cost Management
We were appointed for our Cost Management expertise. We led a value engineering process following tender returns, ensuring the project stayed within budget while preserving design quality. Our team managed contract preparation, cost planning and financial control, ensuring all aspects of the renovation were clearly defined and accurately costed. Given the building’s listed status, we worked closely with consultants and contractors to balance heritage sensitivities with modern upgrades.
The works included restoring the auditorium’s art deco interior, installing new seating, upgrading lighting, modifying the orchestra pit and constructing a side extension to improve access and visitor flow. Rigorous surveys and collaborative working ensured minimal risks before the project began.
THE RESULT: On-time delivery with heritage preserved
The Mayflower Theatre successfully reopened after just 12 weeks. Enhanced seating comfort, improved lighting and better visitor access now complement its historical charm. The project was delivered on time and within budget, ensuring the theatre’s continued success with minimal disruption to its busy event schedule.
THE LASTING IMPACT: Revitalising a cultural hub for future generations
The renovation transformed the Mayflower Theatre into a more comfortable, accessible and modern venue while preserving its iconic art deco features. This revitalisation ensures its continued role as a premier cultural destination, enhancing visitor experiences and supporting the local arts community for years to come.
